Job Advert Role Description
Role:
The Maintenance Manager oversees and delivers an efficient and effective maintenance service within a Priory unit to assist in the well-being, comfort and safety of for service users and staff. They're responsible for ensuring the Common Maintenance Standards are maintained, as defined in the General Property Maintenance Guide. To contribute to the delivery of effective, efficient and economical day-to-day maintenance, new and alteration works to ensure the safety of colleagues, service users and visitors and that they experience a pleasant and cared for environment.
The Maintenance Manager will be expected to undergo regular training, both virtual and in person; this will cover a variety of subjects. They will have weekly meetings with the Head of Facilities to update or escalate any jobs or concerns for all sites.
The Maintenance Manager will be required to regularly use judgement based upon training, which will necessitate the gatherings of information from a variety of key stake holders. More complex issues/ faults/ damage will be referred to the Head of Facilities for further guidance and approval.
Due to the nature of work involved, the Maintenance Manager will be required to have physical stamina, but will generally work in a pleasant and stable working environment.
Duties:
Ensuring the maintenance of a well decorated, safe and comfortable environment throughout the unit, in line with quality standards and ensures that work processes comply with statutory regulations.
Managing, overseeing and undertakes a variety of general maintenance jobs as required, with particular focus on ensuring that patient / pupil related jobs are completed as a priority. Prioritises the work of Maintenance Assistants and/or Gardeners as befits their skill level.
Identifying damage, faults and other related issues, and priorities their repair or replacement, whilst ensuring that environmental conditions continue to meet quality standards and statutory regulations. Receives and acts upon information concerning faults or damage.
Liaising with local contractors on site, as required, providing local knowledge and guidance, in order that planned and preventative maintenance schedules can be completed in a timely fashion. Additionally, monitors local contracts as required, deals with any variances directly with contractors.
Under direction, sources and collates capital expenditure projects costings, and then locally project manages, as agreed with senior managers.
Proposing new services to Head of Facilities, taking into account the needs of the local area.
Raises purchase orders with sufficient evidence of quotes, process invoices accordingly, taking into account monthly, and yearly budget spends for each site.
Responsibilities:
Day to day supervisory responsibility for all maintenance staff.
Ensuring monthly one to ones are held, team meetings and PDRs are completed for all Maintenance staff.
Performance management of maintenance staff with supervision from the Head of Facilities.
Return to work meetings held for all maintenance staff when required.
Approval of all annual leave for maintenance staff, ensuring all sites have sufficient cover each week.
Rota planning for maintenance staff and cover for other support services line managers when required.
Knowledge & Skills:
A relevant NVQ3 or equivalent qualification within one of the key electrical, mechanical or building trades with Joint Industries Board (JIB) approved status.
